Executing a successful real estate investment plan presents three principle risks:

The permitting risk relates to the numerous (sometimes hundred's) of federal, state and local permits, approvals, licenses and reviews that are required to take a raw piece of land to the point of income producing asset.  It can years and hundreds of thousands of dollars.  Risk is inherent in any construction project, but the risk increases 10 fold when the project is ground up on a raw piece of land.  Studies have demonstrated that 65% or more of the construction risk is considerably mitigated once the site infrastructure, building foundation and building envelope are complete.  The lease/sale risk relates to the final marketability of the product once it is ready for use.  Of the three risks the lease/sale risk is the most predictable and manageable.

The term "repositioning" is well recognized in business as catch all phrase for repackaging a product or service.  The term "Fixed Asset" is a term we coined to provide essential bearing on the type of projects we are really good at.  Fixed Asset simply means the building is already exists.  But it needs to be repositioned because it's non-performing or underperforming. The need to reposition a fixed asset property occurs for many reasons.  Poor property management and strategic planning, physical obsolescence, use obsolescence, cultural and demographic changes are but a few.  We’re principally focused on repositioning projects because they posses very limited permitting risk and less construction risk.
